“Villa Giovio” is a prestigious property, subject to MIBACT’s restrictions, designed by architect Simone Cantoni, starting in 1790, who renovated an existing rustic building adopting a neoclassical style. The building presents a U-shaped plan that includes side buildings. It extends over three floors (mezzanine floor, split level and first floor) that surround a central courtyard overlooked by the the rooms’ windows. It culminates with an external staircase that leads to the garden. The monumental façade, located south of the property, in line with the park’s avenue, has a protruding central body interspersed with neoclassical architectonic features. On the inside, the Villa is characterised by a complex distribution of the interiors that develop on different floors. The basement hosts the garages, the warehouse, and the service spaces. The villa’s main access is located on the mezzanine floor: it leads to two entrance halls, on axis, separated by the internal courtyard. They lead to the two longer sides of the villa. Floors are internally linked by three flights of stairs as well as by a lift. Some of the rooms located on the mezzanine floor are remarkably high and are richly decorated with paintings and stuccoes: the central hall, the reading hall and the chapel. The property consists of some minor buildings as well, including a farmhouse, plunged in a beautiful historic park extending over 9 hectares.

The property of Villa Gioivo is located south-west of the city of Como (84,687 inhabitants), capital of the province (599,905 inhabitants), the 5th city of the region, Lombardy, in terms of residents, in the area called Breccia. It can be reached through Via Varesina, that runs along the southern side of the park and that links the property to the city. It can also be reached from Via Villa Gioivo which crosses the park horizontally. Breccia is characterised by residential buildings; however, near the villa, the area is well served by shops and services. Within 1.5 km there are many shopping centres and infrastructures for freight transport by road. The area that hosts the property is well served by both urban roads and motorways, for instance E9 with exit “Como sud”, which is 600 mt away. Many public transport stops are located on Via Varesina. The railway station “Grandate-Breccia” of Ferrovie Nord is not too far from Villa Gioivo and its park. The property can be accessed, both by car and on foot, from Via Varesina and Via Gioivo 51. The gate on Via Varesina leads to a tree-lined avenue, Via Rocchetto, that represents the central line of the park. The avenue is interrupted by Via Gioivo which crosses it horizontally: behind the villa, the park is crossed by Via Monte Caprino.
