The asset, located just a few kilometers from the center of Voghera, benefits from good access to the Turin–Brescia and Genoa–Milan motorways.
The “Ex Squadra Rialzo” complex can potentially be connected to the railway network, with a link to the “Terzo Valico,” the railway axis forming part of the freight corridor between Genoa and Northern Europe.
Due to its proximity to the motorway system and the possibility of connection to the railway network, the asset has strong potential for logistics use and for ancillary functions related to rail transport.
Nearby, the “Ex Rimessa Locomotive” (former locomotive depot) is available, along with several buildings previously used for the storage of railway carriages.
At the railway station area—characterized by an intermodal and station-services vocation—the “Ex Scalo” site is also present, in good condition and paved.
On 27 March 2023, a Memorandum of Understanding was signed with the Municipality of Voghera for the development and regeneration of the areas, including the definition of new functions within the framework of the Municipal Urban Plan (Piano di Governo del Territorio), with particular attention to the site’s logistics vocation and to sustainable development solutions.
The property complex is located near the Alessandria–Piacenza railway line and Via Granella and Via Lamarmora, in a semi-central area approximately 2 km from the city’s historic center. It comprises the site known as the “Officine Squadra Rialzo di Voghera.”
The area is well connected to the historic city center as well as to the nearby railway station. It also enjoys convenient access to State Road SS 10 “Padana Inferiore,” State Road SS 35 “dei Giovi,” and the A7 Milan–Genoa motorway (Casei Gerola exit) and the A21 Turin–Brescia motorway.
The complex is located northwest of the city of Voghera and consists of a flat site with an irregular, curvilinear layout, forming the compound known as the “Officine Squadra Rialzo di Voghera.”
Access to the property is provided via a pedestrian and vehicular entrance equipped with a gate, located at the corner of Via Granella and Via Lamarmora. There is also an additional vehicular entrance on the side, likewise fitted with an iron gate.
The complex consists of an area containing several buildings formerly serving the Squadra Rialzo facility, including workshops, material storage warehouses, canopies for the sheltering of materials and railway rolling stock, technical rooms, offices, and changing rooms. Some of these buildings are in good maintenance condition (workshop, vehicle shelter canopy, Enel substation), while others require renovation.
At the edge of the site, adjacent to the Via Lamarmora underpass, there is a building used as an “Enel substation,” accessible exclusively from Via Lamarmora.
On the northern side of the complex (plot no. 937), there is a telecommunications equipment unit belonging to the Italian State Railways (FS), including a mast/antenna, which will be removed by RFI prior to the sale, as well as a floodlight tower that will also be dismantled. Plots no. 941, 942, 943, 944, 945, and 946 are currently unlawfully occupied. Additionally, there is an area comprising a former external rail connection, still enclosed by a low wall and iron gate, which, although no longer in use, has in practice been incorporated into the courtyard area of the adjacent property.
The total surface area of the complex, including both covered and uncovered areas, amounts to approximately 45,000 square meters. The existing buildings comprise 4,309 sqm of covered space, 1,181 sqm of canopies, and 61,958 sqm of uncovered area.

The properties undergoing redevelopment are located in the semi-central area of Voghera (property 38,710), in the province of Pavia, and are part of the city’s former freight yard, now abandoned. The assets enjoy a strategic position, due to their proximity to the motorway system and the potential connection to the railway system. The “Voghera” exit of the A-21 motorway (Turin-Brescia) is located approximately 4 km away from the area and allows connection to the A-7 (Genoa-Milan) and A-1 (Milan-Naples) motorways. The area is located near the passenger train station, which guarantees connections with the cities of Alessandria, Asti, Genoa, Livorno, Piacenza, Milan and Ventimiglia.
