The property complex, built in the 1930s, consists of 38 military warehouses/stores known as “Magazzini di Baggio”, now disused. It covers 23,954 m² GFA, and uncultivated land known as Piazza d’Armi, which extends for a total land area of 416,150 m². The rectangular development area lies between Via della Rovere, Via Olivieri, Via delle Forze Armate and Via Cardinale Tosi and is made up of two separate portions forming a single individual share of an authorised plot. The redevelopment initiative (included in the Urban Development Plan PGT as “Urban Conversion Area 8A – Piazza d’Armi”), allows future construction concentrated in the ‘former Magazzini di Baggio’ portion, out of the 144,000 sqm of buildable area envisaged by the Territorial Government Plan (PGT), approximately 123,000 sqm will be developed, while the remaining 20,000 sqm will be transferred to other sites with uses to be defined in agreement with the Municipality. The mixed use includes approximately 1,700 residential units — of which around 700 will be allocated to affordable rental housing for young couples and essential public service workers (with rents not exceeding 30% of net household income) — in addition to neighborhood retail, public services and medium-sized retail units. Approximately 80% of the site will be dedicated to an urban park, which by size will rank among the three largest parks in Milan.

The complex is on the outskirts of Milan (1,337,155 inhabitants), north-west of the city centre, in the Baggio district. The zone is predominantly for residential and service sector use, with public and private amenities and commercial enterprises, as well as public facilities such as Borromeo Hospital, Baggio Military Hospital, Parco delle Cave, Bosco in Città, Parco di Trenno and Parco di Baggio, the main urban parks in the municipality. The zone in which the area lies is well served by over-ground public transport and by line 1 of the underground (Inganni stop 850 m away), Milano Porta Garibaldi station is approximately 7 km away, whilst the Centrale station is around 10 km away. Access to the area using private transport is guaranteed by local roads and proximity to the Milan Western Bypass (3.5 km away).
