In the south-eastern quadrant of the Capital, the area falls in a semi-central zone, within the Appio-Tuscolano district in a compact urban fabric with a high density of residential and commercial dwellings. The areas are well served by local public transport and the Metro A, are close to the Roma Tuscolana station, and are developed adjacent to the railway line. The asset includes areas and buildings partly already decommissioned from railway operations. In 2019, FS Sistemi Urbani, together with Roma Capitale, began the process of an urban planning variant for the transformation of the disused railway areas of Roma Tuscolana; this variant, adopted in February 2020, is currently in the approval phase. The urban regeneration project envisages up to 34,000 square metres of SUL with a new functional mix, the reorganisation of public spaces and the establishment of green areas to serve the neighbourhood. With the regeneration of this area, new urban-level functions will be ensured and the interchange between the FS Tuscolana station and the Metro A ‘Ponte Lungo’ stop will be enhanced. In 2024, FS Sistemi Urbani signed a Memorandum of Understanding with SSABAP and MIC to share the urban regeneration guidelines of the area, on the basis of which it drew up a vision for the development of the areas. The area is to be sold and implemented in two lots according to the railway infrastructure upgrading and area disposal.

The area is located in the south-east quadrant of Rome Capital (population 2,751,747), in the Appio-Tuscolano district. The redevelopment scope is adjacent to the Roma Tuscolana railway yard. The Roma Tuscolana station is built along the stretch of railway line between Via Appia Nuova and Via Casilina Vecchia. It includes the area along Via della Stazione Tuscolana, consisting of land and warehouses/depots, some of which are used for the maintenance of the railway infrastructure. A portion of the area has already been decommissioned from railway operations, while the remaining part will be subject to future decommissioning upon completion of the infrastructure enhancement works of Roma Tuscolana. The area is well served by public surface transport and the metro, with the “Ponte Lungo” stop on Line A 800 meters away. Ciampino airport is 12 km from the area while Fiumicino airport is 30 km away.
