The former railway yard is located in the Municipality of Cuneo (CN), in Via al Deposito delle Ferrovie dello Stato, in the “Donatello” district. The site, which covers a total of 94,594 sqm, is characterized by the presence of areas once used as railway grounds, with bundles of disused tracks and large paved areas; within the property, in disuse since 2014, there are 22 buildings, used as workshops, warehouses, offices and classrooms for training, which make up for a covered area ofapproximately 13,000 sqm.

The former railway yard is located in the extra-urban area of Cuneo (population 55,914), 3.5 km away from the historic centre of the city (10 minutes by car). The area in which the site is located, once used for the maintenance of trains, has a mixed use destination (residential and agricultural), with large plots of agricultural land and multi-storey buildings for residential use. There is a good presence of local shops and public and private services, with a COOP hypermarket and a Lidl store about 2 km away. The “Santa Croce e Carle” Hospital and the Cuneo Civil Hospital are about 3.7 km from the area (5-7 minutes by car), while the Cuneo railway station, on the Turin-Cuneo-Ventimiglia and Nice line, is 2 km from the property. Accessibility to the area by private vehicle is easy, via the SS-705 (of Cuneo), the SS-20 and the SS-231, which connect it to the city centre and the A-33 motorway (Asti-Cuneo). Turin’s international airport is approximately 130 km away (90 minutes by car), while the Ligurian coast with the city of Savona (and its port) is 100 km from the property (90 minutes by car).
