The property, a former railway station, is located in a semi-central area of Varese, in a strategic location for the city. The lot, on which the warehouse and parking area stand, is located in a connecting position between the city centre, which is undergoing redevelopment of the theatre and other historic buildings, the Giubiano neighbourhood, an area that hosts the Del Ponte Hospital, and the Belforte neighbourhood with the redevelopment of the former slaughterhouse.

The property is located west of the historic centre of the city of Varese, in a highly accessible area. In addition to the Ferrovie dello Stato railway station, a Ferrovie Nord station can be found further to the North. The urban fabric is characterized by residential buildings and small commercial activities. The asset includes the yard and the former goods warehouse, currently unused, built, like the rest of the station facility, in 1865, when the Gallarate-Varese railway line was inaugurated.
The regeneration of the property began on 04.21.2017 with the signing between RFI, FSSU and the Municipality of the “Protocol to develop coordinated interventions and collaborations in the Varese station sector”, which led to the redevelopment of the squares and connections between the two railway stations, according to the “Bando periferie” project.
On 12.05.2023, the Memorandum of Understanding was signed which sees the collaboration between the Municipality of Varese, Gruppo FS Italiane and FS Sistemi Urbani, for the regeneration of the Varese station and the creation of a Mobility Hub.
The current Territorial Zoning Plan, currently being revised, defines the area as a processing one.
The area is located in a semi-central area of Varese (population 78,818), west of the historic centre, near the city railway station, which guarantees regional connections with Milan and the other provinces of Lombardy. The province of Varese is characterized by a strong vocation for entrepreneurship and manufacturing; the territory, despite its relatively small size, has a high population density and a notable concentration of businesses that make it one of the most industrialized and economically advanced territories in Europe. Varese is easily reachable by plane, train and car. The “Varese Ovest” exit on the A8 – “Milano Laghi” motorway is 6 km from the area (5-8 minutes by car), while Milan Malpensa airport, the 2nd Italian airport for passenger traffic, is approximately 28 km away (30-40 minutes by car). Varese is very well connected to the city of Milan, through the regional railway infrastructure managed by Trenord (the “Milano Cadorna” and “Milano Porta Garibaldi” railway stations can be reached in 60 minutes by train).
