The complex, extending over an area of approximately 5,350 square metres, includes buildings of historical and architectural value, mostly declared to be of historical-artistic interest. The heart of the compendium is the Art Nouveau villa from the early 20th century, surrounded by a large garden and by other buildings from different eras and with different functions. Behind the villa there are two smaller buildings, connected to each other by a walkway. The guardhouse and the service building are of modest size. In the southern area of the complex, separated by an internal fence, there is another building called "Ex DICAT", and a small garage.
Via Giosuè Carducci, 30 - 40125 Bologna (BO) The main building, Villa Turri (early 1900s), is a significant example of Art Noveau architecture; the “ex-Dicat” building (1938) has the characteristics of Italian rationalism.
The complex includes:
– Villa Turri on three floors above ground and a basement;
– former guardhouse, then used as a dwelling;
– two connected buildings for residential and storage use;
– “ex-Dicat” building for residential use;
– accessory building for storage use;
– two car garages;
– garden with tennis court and external courtyard
Permitted uses:
Socio-cultural activities (cultural events, artistic production, exhibition spaces, concerts, shows, markets, conferences, workshops, etc) and related ancillary services, territorial promotion (public events), public use, and urban regeneration.
It remains the sole responsibility of the concessionaire to verify the compatibility of the activities to be established in the compound with the relevant urban and municipal tools and regulations.
Carrying out the static, hygienic-sanitary and safety checks of the areas in temporary use, as well as the acquisition of all permits, clearances, authorisations, approvals, licenses and/or administrative measures necessary to perform the activities, remains the sole responsibility of the concessionaire, with express exclusion of any burden or liability of the Grantor.
Interventions permitted:
Ordinary and extraordinary maintenance, securing the spaces available for the use proposed by the concessionaire, and fact-finding survey.
Since the major portion of the estate is owned by the artistic, historical or archaeological State Property, the authorization referred to in article 21, paragraph 4, of Legislative Decree no 42/2004 must be issued both for ordinary and extraordinary maintenance works.
The state-owned complex is located in the Municipality of Bologna, the capital city of the Emilia Romagna Region, in the south-east area, along the ring roads that run along the perimeter of the walls and medieval gates of the historic centre.
From an urbanistic point of view, the area is valuable, being very close to the historic centre and overlooking the medieval walls (enhanced in that section) and the house museum of the poet Carducci. Furthermore, the district is characterized by an urbanization of the late 19th and early 20th centuries with medium/high level buildings, many Art Nouveau small villas and properties, both single-family and multi-family, which overlook tree-lined avenues.
