San Gervasio Bresciano (BS) – Bosco del Lusignolo Resort

The Bosco del Lusignolo Resort project envisions the development of an innovative hospitality complex immersed in nature, designed to enhance the landscape and promote a sustainable, low‑impact model of tourism. The development integrates harmoniously with the surrounding woodland and with the adjacent artificial lake, which is intended for sports and recreational activities, including water skiing. The resort will comprise eleven villas and a multi‑purpose hotel building, all easily accessible and connected by pedestrian and cycling paths running along the lakeshore. The concept is to create a destination where nature becomes the core of wellbeing‑oriented experiences and “green therapy,” offering regenerating stays in close contact with the nature. Planned amenities include a wellness area, a lake‑view relaxation lounge, a conference hall, and a waterfront restaurant, designed to serve both guests and event activities. The development will be carried out in accordance with principles of accessibility, sustainability, and landscape quality, with particular attention to enhancing the site’s natural features.

e areas involved in the project are classified under the current Municipal Territorial Plan (PGT) partly as Transformation Area ATr‑T01 for tourist‑residential development, and partly as public and publicly accessible service areas connected to the water‑ski lake. The intervention includes an urban‑planning amendment to be carried out through the SUAP procedure, aimed at partly redefining the ATr‑T01 boundary: the northern portion will be transferred to the area currently occupied by the lake, which will nonetheless retain its service designation, while the planned functions and building volumes will be redistributed between the original area and the zones affected by the reshaping of the lake. An application has already been submitted to the One‑Stop Shop for Productive Activities (SUAP), which has initiated the screening procedure for the Strategic Environmental Assessment (SEA). The developer will be required to transfer 1,632 sqm of land for urban standards, while 1,190 sqm will be monetised, with compensation provided through the construction of external works. The operation also includes a land swap between the public and private parties, with no financial adjustment, through the exchange of equivalent surface areas.
