The property includes the building of the old railway station, some warehouses, the station square used as a public car park and the now abandoned tracks.

All buildings are currently disused, with the exception of some accommodation (no. 3) located on the upper floors of the former passenger station, which are still occupied, but will be vacated in the coming months (the contracts have already been cancelled). Canopies and minor ancillary structures originally intended to serve the railway station can be found in the property.

The current Town-Planning Scheme of the Municipality of Andora includes an urban redevelopment clause (RU) on cadastral parcel 185, aimed at the creation of an accommodation facility (hotel). On the basis of agreements with the municipality of Andora, the redevelopment hypothesis envisages the construction of a high-level accommodation facility, for a total gross surface area of 3,000 sqm (similar to that of the passenger building) and commercial spaces for 600 sqm (corresponding to the gross surface area of existing warehouses).

The property is located in the municipality of Andora (population 7,188), in the province of Savona, in the Liguria Region. Andora is located in the westernmost part of the Riviera delle Palme, on the administrative border with the province of Imperia. The territory of Andora is crossed, in the innermost section, by the SP-13 which connects it to the town of Marina di Andora; towards the coastal area, it is connected to the SS-1 Via Aurelia, the main Tyrrhenian road, which links Rome with Ventimiglia. The “Andora” exit on the A-10 motorway (Autostrada dei Fiori) is 2.5 km away from the property (4 minutes by car), while the new train station, on the Genoa-Ventimiglia route, is 1.2 km away from the area (3 minutes by car). The Ligurian town has one of the most important tourist ports in Liguria (“Marina di Andora” tourist port), with 900 mooring places (the 5th largest tourist port in the region after Lavagna, Imperia, Sanremo and Marina degli Aregai), located in east, near the Capo Mele promontory.
