The area will be redeveloped through a public-private partnership, in the project financing mode.

The property, used by the Army and called the “Bocchetti” barracks, is divided into a number of buildings (30) including a prestigious historic building constructed between the 18th and 19th century, used as a long-term hospital, with large green areas. The total surface area of the property take sup 153,000 sqm while the floor area expands for approximately 8,000 sqm. The property is located near the Lazio coast and in the immediate vicinity of the archaeological site where one can admire the remains of Nero’s imperial villa built in the 2nd century BC, as well as the Grotte di Nerone (Nero’s Caves). The proximity to the beach and the presence of the archaeological site make the location perfect for hosting tourist-receptive and recreational functions.

The property is located in the central area of Anzio (population 59,355), a municipality belonging to the Metropolitan City of Rome, near the seafront, approximately 1 km from the port. Accessibility by private vehicle is guaranteed by the state road SS-148 “Pontina” and the state road SS-207 “Nettunense”, connecting the municipality to the city of Rome, which is approximately 55 km away (60-80 minutes by car). The train station, on the highly frequented regional line “Roma-Nettuno”, is located 500 meters from the property (6 minutes on foot). Ciampino’s international airport is about 45 km from the area (60-80 minutes by car), while Fiumicino’s airport is 70 km from the property (90 minutes by car).
