The former barracks are divided into four main buildings for functions related to military accommodation and other activities, as well as ancillary buildings used for logistics and storage, within an open area with a total cadastral area of 47,822 sqm. From the documentation in the records, it is clear that the complex is not served by the aqueduct nor by the public sewer system. The water supply and waste water purification are ensured by a well and an independent purification plant, while electricity is ensured by a power line with a dedicated cabin. The area has an almost rectangular shape, with the longitudinal axis arranged from south-west to north-east, having a longer side of approximately 280 meters and a shorter side of approximately 170 metres. The area has a low level of hydraulic hazard risk (P1), identified by the Flood Risk Management Plan (Piano di gestione del rischio di alluvioni or PGRA) of the Eastern Alps District Basin Authority (Autorità di bacino distrettuale delle Alpi Orientali or ABD AO), and low seismic hazard (zone 3) , according to the seismic classification of the regional territory. The complex is in poor maintenance conditions, in particular for the internal/external finishes and systems, due to the state of abandonment in which it has been for decades and also because of acts of vandalism that have occurred in recent years.

The real estate asset is located in the municipality of Aquileia (population 3,128), in the province of Udine. The town, founded in 181 BC as a Roman colony because of it strategic position between the port and the hinterland, was included in the UNESCO World Heritage List in 1998 due to the importance of its archaeological area and the beauty of the floor mosaics hosted there. The history of Aquileia was consolidated thanks to Julius Caesar, who strengthened the historic Roman road that led to Noricum, while the emperor Diocletian transformed it into one of the largest cities of the Roman Empire, equipped with a fleet and a mint. The true capital of the Western Roman mosaic, Aquileia became the seat of a Christian community free to profess its faith. The complex is located north of the town, approximately 2.3 km away from it (3 minutes by car). The city of Treviso is about 40 km from the area (35-45 minutes by car), while the “Treviso Sud” exit on the A-27 motorway is 20 km from the property (20-30 minutes by car). The “Palmanova” exit on the A-4 motorway (Turin-Trieste) is 14 km away from the area (15 minutes by car), while the state border with Slovenia is only 26 km from the area (30-40 minutes by car).
