The real estate property is located near the beach of Cala Battistoni and lies on a large portion of land with a total surface area of approximately 24,000 sqm, on which some buildings can be found. The property is bordered by the “Via Cala Battistoni” and the “Lungomare di Tramontana” roads, is delimited by a boundary wall in local stone and is characterised by the presence of vegetation typical of the Mediterranean scrub. The land, of granite nature, is flat, with a slight slope towards the sea. A natural water source can be found upstream; this water, channelled, flows into the masonry deposits of Cala Battistoni, located downstream. This system provided the water supply for the fortifications of the Royal Navy located in the North of Sardinia, via the barges that docked at the Cala Battistoni pier, demolished in the 2000s. There are some small buildings on the areas (the areas shaded in blue are not included). The redevelopment of the area includes the creation of a Navy museum complex; within the scope of the project, for various areas of the site, other destinations are also planned, including: equipped green areas, eco-sustainable parking, service area to support the Museum, bathing service area.

The property is in the municipality of Arzachena (population 13,407), in the province of Sassari, in the north-western quadrant of Sardinia, in the Baja Sardinia area. The territory is located in the historical region of Gallura, reachable by taking the last stretch of the SS-125 road (Orientale Sarda), which connects Olbia with Palau. The area is located near the Costa Smeralda complex built in 1962 by the Ismaili prince Karim Aga Khan IV. The bay is characterized by a splendid beach with very fine sand and boasts the largest hotel accommodation in the entire area. The “Olbia-Costa Smeralda” airport and the Olbia railway station, on the Cagliari-Golfo Aranci line, are approximately 35 and 32 km from the area respectively.
