The façades are finished with smooth civil plaster, while the external windows and shutters are made of wood. The electrical system is partly concealed and partly in external cable ducts, while the heating system is powered by LPG-cylinders radiators; the sewage outlets have a septic tank with leakage into the ground. The property, built around the first half of the 1900s for education purposes (school), underwent internal modifications in 2001; it has been available to the Municipality of Bagni di Lucca since 2010, however it has not been used for some time and is in poor maintenance conditions. The property can be reached via public roads, and partly via a private road, with pedestrian and vehicular right of passage.

The property is located in the municipality of Bagni di Lucca (population 5,592), in the province of Lucca, in the hamlet of Montefegatesi, at 850 meters above sea level. The village, of medieval origin, is located about 15 km (25 minutes by car) away from the town of Bagni di Lucca, known for its ancient thermal baths, the second largest municipality in the province by territorial extension (165 sqkm). The hamlet is located in the heart of the Tuscan-Emilian Apennines, the gateway to the “Orrido di Botri” Nature Reserve, a protected natural area since 1971. The village boasts places of considerable interest, including: the monument dedicated to Dante Alighieri, built in a location that enjoys a breathtaking view of some of the most evocative peaks of the Tuscan-Emilian Apennines: the Rondinaio, the Tre Potenze and the Mosca, on the slopes of which there are numerous hiking trails. Another place of considerable historical-architectural interest is the parish church dedicated to San Frediano Vescovo, dating back to the XIII century in whose sacristy two valuable panels of the Florentine school of the XV century are kept. The hamlet of Montefegatesi is 37 km from Lucca (50 minutes by car) and 63 km from Viareggio (75 minutes). The “Galileo Galilei” international airport of Pisa is located 72 km from the area (75 minutes by car), and allows you to reach the main Italian and European cities (11th Italian airport in terms of passenger traffic with approximately 4.5 million users in 2022).
