Real estate property divided into four buildings with a large appurtenant area, located in the municipality of Bardonecchia (TO), a well-known tourist centre in the Susa Valley. The property can be reached via the driveway, which starts from Bardonecchia, crosses the hamlet of Mellaures and the village of Le Gleise, and then ends in Frejusa.
Bardonecchia is a well-known tourist centre of Val di Susa, at 1300 meters above sea level at the entrance of the Frejus tunnel. It is reachable from Turin in just 50 minutes by highway or through the railway line SFM3 Torino-Bardonecchia. The compendium is in Frejusia, one of the ski resorts of Bardonecchia at an altitude of 1937 m, accessible by road and cable car, and a starting point for hiking tours to the mountain pastures.
The structure, owned by FS (the Italian National Railway Company), is divided into four distinct buildings:
Urban Planning Zone A “historical-environmental protection areas”
Real estate property in the”Urban and District Public Equipment Areas” (Zona APU)
“Urban and District Public Equipment Area” (Zona APU)
The area is subject to hydrogeological restrictions (Art. 3513 of the Technical Implementation Rules). Moreover, the current urban tool includes the compendium in Zone C “residential expansion zones”. The area falls within a more extensive building area of about 21.900 square meters in which there is a P.E.C. Executive Plan Agreement UI25, in turn inserted within the Detailed Plan, Jafferau 1, approved by resolution of the C.C. n 50 of 17/11/04.
The property is located in the municipality of Bardonecchia (population 3,028), an area included in the Metropolitan City of Turin, in the upper Susa Valley, approximately 10 km away from the urban area. The Susa Valley represents an important tourist centre for winter sports, in particular due to the presence of two important ski resorts: that of Colomion-Les Arnauds-Melezet and that of Jafferau. The mountain municipality (1,312 meters above sea level) is approximately 90 km away from Turin and approximately 10 km from the French border. The town has a railway station with a metropolitan railway service (“SFM”) with hourly train frequency. The A-32 (Frejus) motorway, which connects Turin with France through the Frejus international tunnel, passes through the municipal territory.
