FS Sistemi Urbani is selling three building plots owned by Ferrovie dello Stato Italiane near the railway station of Battipaglia, in a strongly developing, residential area. The buildability of such area is the outcome of an urban regeneration plan developed in cooperation with the Municipality under the programme “Più Europa”, that has partially financed the transformation of the involved areas.
Two of three plots have already been sold to privates and it is now the turn of plot R3, located in Viale della Previdenza.
The total area of such plot is 7,864 sqm, 6,700 sqm of which are buildable, for a permissible volume of 32,830 cum.
The plot under sale, with a total area of 7,864 sqm, 6,700 sqm of which are buildable, is a flat plot of land located near the railway, with spontaneous vegetation, identified as parcels 381, 387 and 388 of sheet 21 of the Land Registry.
The plot, named R3, has a permissible building volume of 32,830 cum (with VPR=4,90 cum/sqm) and destination of use in compliance with the Urban Integrated Programme in force “PIU’ Europa”. Please note that parcel 381 (of sqm 1,164) is not included in the perimeter of plot R3 of “PIU’ Europa”.
The property under sale is in Battipaglia, a town in the province of Salerno, near the railway station. It is in the town centre, in an area with all primary and secondary services, near the thoroughfares that connect Battipaglia to the neighbouring towns. The estate is easily accessible by car and the area is well served by public transport. Near the station there is the bus terminal for urban and extra-urban lines. The station of Battipaglia, along the Tyrrhenian railway Naples- Reggio Calabria, is one of the main rail junctions in Campania and will be connected to the future high-speed line Salerno – Reggio Calabria.
Since it is in the city centre, the station of Battipaglia has a considerable passenger and freight traffic.
