The property consists of the North Yard, including the square, which extends for approximately 70,000 sqm, and the South Yard, of 25,000 sqm, both paved and in a good state of conservation. The areas, originally intended for the storage of freight trains, contain level tracks and some buildings, including the old warehouse with its typical structure with a pitched roof on wooden trusses. A large square sits between the two yards, overlooked by the current railway station building, which has already undergone a functional restyling intervention.

Due to their size and location, the areas are suitable for hosting strategic functions, with primary attention to green areas and parking areas. On 24 October 2023, a Memorandum of Understanding was signed with the Municipality of Busto Arsizio, which reiterates the desire to carry out an urban transformation based on the principles of flexibility and green regeneration. The MoU is preparatory to the revision of the Territorial Zoning Plan (TZP), which will allow for the definition of new development rights and temporary uses.

The former railway yard areas (former North and South Busto Arsizio Yards) are located in the municipality of Busto Arsizio (population 83,054), in the province of Varese, near the city centre and the railway station. The area in question is strategic due to its location and its proximity to the motorway and road infrastructure. The “Busto Arsizio” exit of the A-8 motorway (Autostrada dei Laghi), which intersects the A-4 motorway (Turin-Trieste) at the Viale Certosa junction, is approximately 4 km away from the property (8 minutes by car). The railway station, on the Varese-Milan regional line managed by Trenord, allows one to reach Milan (Porta Garibaldi FS station) in 40 minutes. The international airport of “Milan Malpensa”, the 2nd Italian airport for passenger traffic, is located 17 km away from the city (approximately 15-20 minutes by car).
