The real estate complex, located in Puglia, on the Gargano peninsula, just 80/90 nautical miles from the Croatian Islands and the coasts of Montenegro, presents exceptional conditions in terms of infrastructure and navigable spaces. The area is part of a unique landscape context that includes two UNESCO sites out of four in the Puglia Region, one of the largest national parks in Italy, the largest lakes in southern Italy and unique in Europe for environmental and wildlife peculiarities, characteristic villages and 200 km of coastline. The area is of inestimable landscape, historical, environmental and architectural value, the result of successive human interventions for military purposes. The area of ​​the former seaplane base is a military area with annexed operational and logistical support infrastructures. The future intended use has tourism and hospitality purposes, following a process of regeneration and recovery of areas and buildings, with transformations and constructions of structures to be used as bars, restaurants, hotels and related service infrastructures. Furthermore, it will be necessary to create the internal road system and restore the connection with the area to be used as a seaplane base and restore its functionality. All this while respecting the environmental and landscape constraints present in the area.

The Idroscalo is located in San Nicola Imbuti, a hamlet of the municipality of Cagnano Varano, in Gargano, in the province of Foggia. During the First and Second World War it was home to a seaplane base dedicated to Ivo Monti. A military base for seaplanes, built at the end of the 19th century by the Italian State, the complex was intended to house a pilot school for the squadrons employed in the lower-middle Adriatic during the First World War, performing the strategic function of a stopover and repair point as well as a point of defense against Austrian attacks, in particular those coming from Yugoslavia.
