The property was part of the initial phase of a construction project, aimed to build the Ente Fiera Centro Sicula ( Trade Fair Company Center of Sicily) exhibition center, the institution appointed to promote the agricultural industry trade, that is no longer operating. The property consists of a four story building and its adjacent land. The building has an iron frame that sits on a reinforced cement foundation, and covers about 2.263 m². The outer layer of the construction consists mostly of continuous “curtain wall” glass facades; the inside has an open space layout. The entire property is equipped with service areas, access roads and fencing. The building complex’s intended use is for exhibitions and fairs. Other uses will require an urban development plan variation approval. The area is not subjected to any environmental, urban, landscape and/or naturalistic restrictions (conservation areas, parks, SICs (Site of Community Importance) and SPAs (special protection area).

The property is situated in the IRSAP industrial area, inside Caltanissetta (63.153 citizens), in the provincial capital of Caltanissetta (269.710 citizens), situated in the region of Sicily (5.056.641 citizens). The entire area features several industrial and artisanal sites, that make up the historical industrial center of Caltanissetta. The industries do not have a strong environmental impact, as they are mostly small artisanal companies and small manufacturing industries. The main traffic route is via Salvatore Averna, arterial road that connects the industrial area to residential housing.

 

The same arterial road also leads to the Caltanissetta – Agrigento motorway junction, as well as, through the Caltanissetta- Gela SS-626 main road, the A-19 Palermo – Catania motorway. The Caltanissetta central train station is 3,7 km from the industrial site, whereas the historic center of the city is 5,5km from the property. Palermo is 140 km away, Catania 115 km and Agrigento 55km.
