The property is part of a large religious complex, consisting of the ancient convent of the Carmelite Order and the Church of Sant’Ilario, erected as a parish between 1488 and 1520. The original layout dates back to the 12th century, but starting from 1564 it underwent considerable alterations. In 1802, with the Napoleonic suppression of the Religious Orders and with the consequent confiscation of their assets, the intended use was changed. Until 1935, the building was the headquarters of the heavy artillery’s first regiment, and its last denomination to identify it is “Former Military Bakery”.

The buildings that make up the complex are built on a flat area with a trapezoidal shape, with a “closed courtyard” building typology. The buildings, laid out onto two or three floors above ground, are connected to each other and arranged around two internal courtyards; they are made with a load-bearing masonry structure, a pitched roof with a wooden structure and a tiled covering. The current conditions of the property are overall mediocre, and it needs to be completely renovated in order to be used according to the uses permitted by the current urban planning regulation.

The real estate complex is located in the historical centre of Casale Monferrato (population 33,213), in the Province of Alessandria, in the Piedmont region. The municipality extends for 86.32 km² on a flat area located at the foot of the hills of Monferrato, a famous wine-growing region of which it is considered to be the historical capital. Moreover, the city stands in a favourable position as it is located not far from the provincial capitals of Vercelli, Alessandria, Asti and Novara, and at a short distance from the Lombardy Region and within the local industrial triangle. The motorway exits “Monferrato Nord” and “Monferrato Sud” of A-26 highway (Genoa- Tavellona Toce) are 5 and 10 km away respectively from the area and allow for a quick entrance onto the Turin-Milan-Trieste A-4 highway. The railway station, located on the Alessandria-Chivasso line, is 1.4 km away from the property (20 minutes on foot).
