Known as the Misericordia Hospital, the property is located in the centre of Castiglion Fiorentino, overlooking Piazza Sant’Agostino and with a rear view over the Val di Chiana. It consists of two buildings; the main one with three floors above ground and a basement (4.300 m² gross), the neighbouring and connected secondary building (214 m² gross) has two floors. There is also an external area that follows the earth’s natural slope with two terraces, the first one is accessible by car on the north side, and the second one is a garden with tall trees. Architecturally, the buildings have retained all the typical features of the late Renaissance with regular façades, decorated by stone cornices and a brick roof. The bearing structures are made of mixed stone and brick. Because of its remarkable historic importance, it’s restricted by the MIBACT, so restoration projects have to respect the structure and the original decor; the municipality’s administration, evaluating the overall restoration plans, foresees a variation in its use, with redevelopment into residences, tourist accommodation or for cultural-educational use.

The municipality of Castiglion Fiorentino (pop. 13.244) is in the province of Arezzo (pop. 345.110), in the Tuscan region, in hills and with a view over the Val di Chiana. The town’s centre, of Etruscan origins, was founded where Val Tiberina and Val di Chiana meet, 20 km south of Arezzo, where preserved important architectural heritage from the 16th century can be found. The property is in an urban setting which still retains radial setup around the castle that is found on the top of the hill, and the area consists mostly of residences, tourist accommodation and local shops. The SR-71 passes through the town; this is an important road that connects Lazio with Emilia-Romagna and passes through Tuscany and Umbria. The “Monte San Savino” toll-booth on the A-1 motorway (Rome-Florence) is 15 km from the town, while the 6 Bettolle-Perugia highway is 20 km from the area. Arezzo’s railway station is 20 km and guarantees connections with the cities of Florence, Foligno, Milan, Naples and Rome.
