The building was constructed in 1910 based on a design by architect Federico Frigerio and falls into the building typology of the Politeama, that is, hybrid theatrical buildings used for the performance of various shows.
The property is located in a central area, at the corner of Via Tolomeo Gallio and Viale Felice Cavallotti, facing Piazza Cacciatori delle Alpi, just outside the pedestrian historic centre, in a central and well-served location, and consists of the following spaces:

– theatre;
– understage, accessory rooms, hallways, on the first basement floor;
– bar, restaurant, kitchen, and hallway on the ground floor;
– rooms formerly used as a hotel and related accessory spaces on the first and second floors;

The property, originally established as a popular theatre and used as a theatre, café, restaurant, and hotel, is currently unused; the uses provided for in the current general development plan (PGT) are consistent with the original ones. The property requires restoration and repurposing works in order to be returned to public use and to prevent further deterioration and loss of elements of architectural and historical-artistic interest.

The Politeama Theatre is located in the historic centre of Como, a short distance from the city’s historic walls and Piazza Cacciatori delle Alpi. The area is part of the historic urban centre, a mixed residential and commercial zone, characterized by narrow streets, traditional buildings, and a high density of services, shops, and cultural facilities. It is very close to other city points of interest, including the Church of Santa Maria di Loreto.

Its relatively central location places it in an area easily accessible on foot from many parts of the city centre, the lakefront, and the main squares.

In the immediate vicinity, there are urban and regional bus stops that connect the city with the smaller towns and villages in the area. The nearest railway stations are Como San Giovanni (10-12 minutes’ walk from the Politeama), with frequent connections to Milan and to Switzerland via Chiasso, and Como Nord Lago (15-20 minutes’ walk). The A8 motorway is the main highway connecting Milan to Como (45-50 km away).
