Via del Filatoio, 8 - 23848 Ello (LC) The plan for the redevelopment of the building complex called “Filatoio della Torre” in the Municipality of Ello (LC) mainly arises from the now urgent need to intervene on all the buildings that compose it, currently in a state of abandonment and decay.
The building of the Spinning Wheel or Filatoio (1,500 sqm) in particular is intended to be used as a future public museum. The intervention extends to the entire courtyard and to the remaining buildings such as the spinning mill, the drying room, the arcades and the offices.
The main entrance, accessible also to vehicles, is located near the spinning mill building, with the road system running along its entire length, up to the boundary wall to the north, parallel to the Arnerio stream; the internal parking lots are reserved for staff, while the public ones will be located outside the main courtyard of the Filatoio, so as not to compromise the integrity and original image of the spaces.
The complete restoration of the buildings includes all the architectural and decorative elements of the “Filatoio della Torre”. The wooden structures, remarkable in the structural and mechanical definition of the spinning mill, will be significantly maintained in the spinning mill rooms and in the heart of the spinning mill itself. In the complex of the Spinning Mill or Filanda (1,918 sqm) two alternatives in terms of use are being considered:
a. exhibition, commercial, tourist accommodation and catering sector, with bars, restaurants, bed & breakfasts, fairs, events, conventions, exhibitions, together with accommodation, hostels and offices in neighbouring buildings;
b. co-housing with various housing units and ancillary services.
In the building of the Spinner or Filandino (176 sqm) the project includes an auditorium room for performances, projections, conferences with particular attention to local associations.
The conservation of the terraced gardens is instead functional to the recovery of the original structure, with the restoration of the original pedestrian paths, the climbing ramps carved into the rock and the water tanks of the spinning mill, with a new design of the green spaces.
The construction of a wellness centre along the Arnerio stream (510 + 155 sqm) is planned, which will be equipped with a sauna, Turkish bath, gym, relaxation area and swimming pool.
The real estate property is located in the municipality of Ello (population 1,200), in the province of Lecco, in a hilly area at an altitude between 345 and 575 meters above sea level. The area has a natural agricultural vocation, although in recent years it has also seen growth in the industrial sector. Ello stands on the crest of a hill, and in recent years it has undergone a significant building development, while retaining important historic buildings, with splendid manor houses surrounded by large gardens carefully designed by the architects of the time.
