Complex consisting of: Building A, constructed in 1928, with hollow brick masonry and reinforced concrete floors, pitched roof with clay tiles, facades marked by regular and symmetrical openings fitted with wooden frames, main entrance highlighted by a minimal canopy; Building B, used as a stable-warehouse, and Building C, registered as category F/3, now no longer present on the site.
Building A has a square plan, functional and rational, typical from 1928 onwards. The roof with terracotta tiles, the walls made of hollow bricks, the ceilings with concrete beams, and the wooden fixtures are consistent with the construction requirements of the time.
The warehouse (building B) has a rectangular shape divided into three parts. The two end sections are enclosed and accessed through a door. The central part, although covered, is open on the longer side.
Building C, although registered in the land registry as F/3, is actually not present on the site.

The properties in question are subject, among others, to the regulations listed below:
City Council Resolution No. 20 of 07/04/2009 regarding “P.P.E. Special Variant pursuant to Regional Law 28/80, Borgata Doganella di Ninfa: adoption”. Regional Law Lazio 14/2006 governs agritourism, rural tourism, and multifunctional activities.
Purpose: enhancement of the territory, environmental protection, restoration of rural heritage, promotion of typical products. Principles: agricultural predominance, multifunctionality (social farming, wine tourism, olive oil tourism).
Sermoneta is located within the territory of the province of Latina, a few kilometres from the Appian Way and about 60 km from Rome. It stands on a hill at 257 meters above sea level, overlooking the vast Pontine Plain. From the 13th century, the Caetani family began their lordship, with a vast fief and a castle that served as a residence for sovereigns and popes.
Among the awards received by the Municipality: the Bandiera Arancione (Orange flag) for tourism from the Italian Touring Club.
