The building, known as “La Riottosa” is an isolated structure with a square layout, divided into two round aboveground floors and a basement level. The property was built in 1949 by the Post and Telecommunications Administration and used as a cable connection cabin by the TT.TT. Construction Club until the early 1970s. The asset boasts a load-bearing masonry structure, a pavilion roof and wooden window frames and is made up of a room used as a kitchen, a hallway and a toilet on the raised ground floor and a single room on the first floor. In the basement there is a cellar, accessible from a small hatch. The building is surrounded by a small garden and agricultural land of approximately 1,000 sqm, on which two small ruined buildings and a shed can be found. The property can be accessed via number 308 of Via Senese through a monumental brick portal surmounted by a terracotta statue depicting San Lorenzo.

The functions permitted by the current urban planning instrument are connected to social and cultural uses such as recreational, cultural or creative activities, alternative and personal services, spaces for training dedicated to the themes of agriculture and slow tourism and to sector competence. The area in which the property is located is subject to landscape restrictions, pursuant to Legislative Decree no. 42/2004, Art. 142, par. 1, letter c) of 27 October 1951.

The property is located in the peripheral area of Florence (population 360,640), capital of the metropolitan city of the same name and of the Tuscany region, in a hilly area south of the city, in the hamlet of Galluzzo and at the foot of the Montacuto hill, where the Certosa di Firenze monastery stands. The area, located on the border between the municipalities of Florence, Scandicci, Bagno a Ripoli and Impruneta, is one of the richest and oldest in the municipal territory, a crossroads of three important and historic roads: Via Cassia, Via Senese and Via Volterrana. The area is particularly rich in green areas extended between villages and agglomerates- in addition to those of Galluzzo and Gavinana – such as Ponte a Ema, Nave a Rovezzano, Cascine del Riccio. The main and secondary roads are quite easily accessible with private vehicles, with Via Senese allowing one to reach Porta Romana and from there the historic centre of the city. The “Firenze Impruneta” exit of the A-1 motorway is 2 km away from the property (6 minutes by car), while the historic centre of Florence is 6 km away (15-20 minutes by car). The “Firenze Santa Maria Novella” train station is located 6.5 km away from the property (20 minutes by car).
