The areas are framed by the urban planning instrument in force in the “Scope of recent settlement – Specialized fabrics (Zone D)”, with production functions. The land is divided into two parcels: the larger one has a mostly regular elongated shape that develops along the railway line, at the foot of the embankment, while the smaller one has a triangular shape. The land is accessed through a pedestrian and vehicular gate located along Via della Stazione delle Cascine.

 

The property is located in the peripheral area of Florence (population 360,640), capital of the Metropolitan City of the same name and of the Tuscany Region, in the north-west quadrant of the municipal territory. The area in which the land is located is characterized by its predominantly residential destination, with buildings for manufacturing/production and commercial use present in the surroundings. The Peretola cemetery and the railway line of the regional route that passes through the city can be found near the area. The main and secondary roads are quite easy to access with a private vehicle; the Viaduct of the Ponte all’Indiano, a high-flow road that crosses the city from north to south, allows one to reach the “Amerigo Vespucci” international airport, and the Florence-Pisa-Livorno highway, which leads onto the A1 motorway via the “Firenze Scandicci” exit (5.4 km away from the area). The city centre is located 6.5 km from the area (15-25 minutes by car).
