The property is in the ancient part of the city in Lazio, in the highest part of the medieval quarter of Sant’ Erasmo, historical zone on the climax of Mount Orlando, at the extremity of the city, placed on the summit looking over the sea and delimited on one side by via Aragonese and, on the other, by vico Castello. The complex was built as a convent (Convent of the Dominican Fathers) around a central monastery articulated on two floors above the ground, that afterwards became the Barrack Vittorio Emanuele II; there is no cadastre registration for the basement. However, there is the hypothesis of underground floors, as the building looks on to the sea and is registered above the ground also for those areas under the ground. According to the General Regulatory Plan in force in the Municipality of Gaeta, approved with deliberation of the Regional Board n° 1478 dated 10/10/1973, the compendium is in the “Homogenous Territorial Zone A – Historical Centre Sant’Erasmo”, subject to the restrictions of architectural conservation and subject to the P.P.E., Particular Plan of S. Erasmo, as per deliberation of the Regional Board n° 2869 dated 03/07/1979, with the following destinations: As: School equipment with connected green areas; 1A: State-owned buildings of notable historical and monumental importance that require the liberation restoration; 2A: Building of environmental value in unstable static conditions that maintain facade and architectural elements of high value, with the possibility of internal transformation. For properties that are part of that zone the Technical regulations allow the restoration of existing buildings and the possibility to install small kiosks for drinks and newspapers, with the appropriate dimensional limitations, for the connected areas, for which any building works are excluded. The property is subject to Heritage Ministry (MIBACT) restrictions.

The Real Estate complex is situated in the Municipality of Gaeta (20,545 inhabitants), in the Province of Latina (575,577 inhabitants), in the highest part of the medieval quarter of Sant’ Erasmo, historical zone on the summit of Mount Orlando, at the extremity of the city. The access to the property is from the main road Lungomare Caboto when entering a network of narrow roads with little vehicle traffic that go up toward the top of the Mount. The vehicle accessibility to the city is good, guaranteed by the SR-148 Pontina, from SS-7 (Via Appia) and by SR-213 (Via Flacca), while the exit “Cassino” of highway A-1 (Rome-Naples) is 43 km away. The railway station of Formia, that guarantees connections with the cities of Naples, Rome, Taranto and Reggio Calabria, is 9 km away.
