The area is located in the southeastern part of the city, between the track bundle of the Milan Gallarate line and the SS33 state highway connecting to Milan.The area was historically used as a rolling stock maintenance workshop   with tracks that can be connected to the railway line and several buildings functional to the workshop activities: wagon shelters, large warehouses, also office buildings etc. for a total of 9,000 square meters.The area has also been divided into three lots for possible separate processing. On the buildings, an expression by the Superintendence is obtained, that found the complex to be of no interest except for a single building. The areas are identified by the last Territorial Government Plan within a transformation Area with residential, commercial, office, hotel receptive, public services, service craftsmanship, and public establishments destination. Within the process of drafting the new Government Plan, the extension of the uses allowed on the area to manufacturing and logistics functions may be requested.

The areas to be used for construction are located on the outskirts of the Municipality of Gallarate (52,850 inhabitants), the 3rd municipality in the province of Varese (890,234 inhabitants) and 14th municipality of the Lombardia region by resident population. The areas, that are divided into two zones, are located close to the town’s railway station, which guarantees frequent connections with the main towns in the region (Milan – Porta Garibaldi is a 35 minute train journey). Excellent road accessibility via the A-8 motorway exit (Milano-Varese) 2 km from the area. Milan is 40 km away, Varese is 21 km, while Milan Malpensa airport, Italy’s 2nd airport by number of passengers (18,600,000 in 2015), is 12 km from the town.
