Villa Gruber was built by the noble De Mari family in the second half of the 16th century. In 1856, the property passed to the Austrian industrialist Adolf Gruber, who made some changes to the structure. More recently, in the 1930s, the large park was the subject of development for the construction of residential buildings. Subsequently, the property was transferred to the Municipality of Genoa, which allocated the remaining part of the park for public use, which extends for approximately 13,500 sqm and is very popular with residents. The Villa consists of a main body, divided into three aboveground levels and one underground, while the turret, located on the western front, boasts two further floors, offering a panoramic view of the city. The intended use envisaged by the current urban planning instrument allows use with public and private functions and intended uses (healthcare/wellness). The property is of considerable interest, by virtue of the following aspects:

  • central position
  • presence of a public park around the property
  • views
  • architectural quality

The general state of maintenance is fair, however redevelopment interventions are necessary.

The Villa is located in the district of Castelletto: it is a semi-central residential area, located on the heights overlooking the historic center, with panoramic views of the city. The Genoa Piazza Principe railway station, which guarantees connections with the main Italian cities, is located 4 km away from the area (12 minutes by car), while the ferry terminal is approximately 6 km away (15 minutes by car). The “Genova Est” exit of the A-7 motorway (“Autostrada dei Giovi”), which connects the city with Milan, is approximately 3.5 km away from the property (10-15 minutes by car), while the “Cristoforo Colombo” international airport is located 10 km away (520 minutes by car).
