Situated on the third floor of a building made of 5 floors above ground, in the city-centre of Genoa,
the building unit is part of the historic-artistic state property. It has been declared of cultural interest pursuant to Decree 42/2004 and is subject to requirements.
The building unit is part of a complex constructed in 1800 with plural destinations of use (residential and offices). The building has masonry structure with a flat roof; the exterior walls are made of bricks and stone. The facades are devoid of decorations and finished with plastering, except for the main façade overlooking Via XX Settembre, which is characterized by isodomic rustication in Finale stone in correspondence to the first and second floor and by slate slabs at the base, that form the basement of the building. At street level there are several business premises, while at the centre of the façade there is a porch, slightly protruding, which provides access to the Mercato Orientale. The building unit in question is accessible from the portal marked with number 11 and is on the third floor of a 5-storey building. It consists of a small entrance giving access to a single room of about 160 sqm facing north, from which you can admire part of the old town. On the opposite side, on the whole length of the building unit, there are 8 wide rooms overlooking Via XX Settembre. Despite its central location, the building has no quality finishes and its wooden external windows are badly deteriorated. The building is overall in a poor state of repair and in some points the paint and the topcoat render are exfoliated.
A Land Registry updating of the estate is underway and the buying and selling of the estate cannot be completed until the updating is finished.
The real estate is included in table 38 of the Town Planning, that identifies the zones AC-US (preservation of the urban historical layout) and SIS-S (public services and parks), to the regulation of which reference is made, in consideration of the historical-artistic constraints and the specific requirements to protect the property.
Part of a building with plural destinations of use, the real estate is situated in the city centre of Genoa, just a few hundred metres from Piazza de Ferrari and the world-famous Palazzo Ducale, and very near to the main services. The building is extremely attractive both for the many commercial facilities and offices nearby and for the easily reachable location. In the vicinity there is the bus stop, while the railway station of Genova Brignole and the nearest underground are just 10 minutes’ walk.
