The redevelopment of the area will take place through a public-private partnership (project financing), with tourist-accommodation functions.

On 10 June 2019, the Defence Administration signed a Memorandum of Understanding with the State Property Agency and the Municipality of Ginosa for the rationalisation, regeneration and redevelopment of military buildings in the municipal area.
In this context, for the former Air Force Military Weather Station "Toscano" (former military fortification), the planning provides for the dual use of a portion (area in green) for “tourist-accommodation” purposes and the transfer of a portion to the State Property Agency/Municipality for the development of a museum or other activities (area in yellow), while the area in blue is the one that remains in exclusive use by the Air Force for institutional purposes.

The area, identified with parcel 4928 of sheet 141, has an extension of approximately 5.7 hectares, and the portion to be redeveloped that will be separated from the military site measures 34,000 sqm. The portion enjoys independent access and several masonry buildings have been built on it, which are present a single aboveground floor and are currently used as accommodation, offices, classrooms, warehouses, deposits and a power station. The buildings in the property are subject by law to the protection provisions pursuant to Legislative Decree 42 of 2004.

The property is located in the municipality of Ginosa (population 21,820), in the hamlet of Marina di Ginosa (population 6,000), one of the most popular seaside resorts in the Ionian Arch of Taranto, which counts over 100,000 visitors during the summer. The area is located by the sea, about 25 km away from the town of Ginosa (30 minutes by car), which is located inland at 240 meters above sea level. The property is easily accessible from the cities of Matera (45 km) and Alberobello (70 km). The “Taranto Nord” exit of the A14 motorway (Bologna – Taranto) is about 40 km away (30-40 minutes by car), while the Marina di Ginosa railway station, on the Taranto-Sibari/Taranto-Potenza Centrale, is 1.3 km from the area. The Brindisi-Casale airport (16th Italian airport with 3 million passengers in 2022) is located 110 km from the property (75-90 minutes by car), while the Bari-Palese airport (10th Italian airport with 6.2 million passengers in 2022) is 115 km from the area (75-90 minutes by car).
