The estate is a portion of a wider compound used by the Air Force, built from the end of the 50s and situated in Marina di Grosseto, in the heart of the Tuscan Maremma. The estate is at about 10 km from the town centre and from the airport, and at about 1,5 km from the seaside, located at the heart of the Tuscan Maremma near the pine forest of Tombolo (site of community interest) in Marina di Grosseto, between Castiglione della Pescaia and Talamone.

Owing to the agreements resulting from the Memorandum of Understanding signed on 1 June 2016 by the Ministry of Defence, the Municipality of Grosseto and the State Property Agency, a procedure for changing the intended use has been developed.
With resolution n. 123 of 8/9/2023, the Municipality of Grosseto has adopted the new Structural Plan, which provides for the entire compendium of AM – the allocation of a tourist-receptive type of destination.
With regard to the cultural constraints concerning the buildings, the competent Superintendence has proposed, subject to any further determinations that may be received, the possibility of developing redevelopment projects by foreseeing the demolition of all buildings except the four buildings identified with PG n. 51-52-53 and 54 (see orthophotos).
Please note that the part indicated in «orange» in the orthophotos of this sheet can be considered as a function of any emerging projects, without prejudice to the priority needs of F.A., or after reallocation of the functions/ logistic capabilities existing therein, without charges for the Defence.
In 2021 the site was included in an exploratory project financing notice with the scope of “factories or logistics centers”.
The economy of the province of Grosseto is essentially based on the services sector in connection with the tourist activity, especially brisk on the coast, and on agriculture, but also on an industrial sector which includes clothing, perfumery, plastics, fiberglass, plumbing material and paving.
The town is well connected to Rome by the State road Via Aurelia, to Leghorn by the freeway Variante Aurelia (Grosseto-Rosignano Marittimo-Leghorn) and through it to the highway A12 that reaches the north-west of Italy, and to Siena and the motorway junction Siena-Florence connecting the area with Northern Italy.
