It should be noted that the property hosts 4 buildings registered in sheet 5, map sections 968 - 969 - 970 - 97, for which only the building rights accrued on them are transferred. Furthermore, the structures identified in the cadastral register in sheet 5, map section 1, sub. 22 and map sections 966 and 894 (currently used as car parks) are still in the possession of the former tenants despite the related contracts have been cancelled/expired. The buyer will then take over ownership of the existing lease agreements on the property.

The building areas are partly free and partly asphalted and used as public parking. The old railway station – in fair maintenance conditions – has a surface area of approximately 650 sqm with a rectangular plan and a four-pitched roof and is divided into two aboveground floors and a basement. The ground floor houses the former rooms used for railway operations, while on the first floor there are four free apartments; the attic is used as storage space and the basement is instead divided into some rooms, used as cellars. The property also hosts several buildings developed on one level, previously used as warehouses, technical rooms and changing rooms with toilets, all with different sizes.

 

The building area is located in the central area of Imperia (population 42,060), capital of the province of the same name, in the Liguria region. The Ligurian municipality overlooks the sea not far from the border with France. The property is located near Piazza Dante and is accessible from Via Giuseppe Parini, from Piazza dell’Unità Nazionale and from Via Garessio, a short distance away from the city’s new railway station. The municipal territory has excellent vehicular accessibility, guaranteed by the SS-1 (Via Aurelia), which connects Rome with Ventimiglia and crosses the city, and by the motorway network, with the “Imperia Est” exit on the A-10 motorway at 4 km approximately from the area. The city of Genoa is 120 km away from the property (90-100 minutes by car), while the French border is 55 km away and the Principality of Monaco 70 km. Genoa’s Cristoforo Colombo international airport is 110 km away (80-90 minutes). The hinterland and the coast of Imperia offer a very varied landscape, and the province, located along the Riviera dei Fiori, goes inland until it reaches the Ligurian Alps, which mark the border with France and Piedmont. The neighbouring municipalities that overlook the coast of the province are affected by a thriving seaside tourism thanks to the charm of the small fishing villages.
