The real estate property is divided into six buildings and is surrounded by a large appurtenant area; the two larger buildings are used as dormitories with related accessories (canteen, administrative office, toilets). On the south-west side of the lot there are: a former ENEL switchboard, a building used as infirmary and one used as assistants’ dormitory and storage room. On the north-east side, adjacent to the caretaker’s accommodation, a small church and two technical rooms can be found. The structure has been abandoned for many years and is in poor maintenance conditions. Access is via a small pedestrian bridge (over an Alpine stream), now closed to passage, and an ancient Roman road. The municipality has a General Municipal Regulating Plan – Approved with Decree of the Regional Government no. 28-15316 of 12 April 2005 as subsequently amended with regularly approved variants (last variant, no. 39, approved with resolution of the City Council no. 16 of 04 August 2019).

The property is located in the semi-central area of Limone Piemonte (population 1,464), a mountain municipality (1,009 meters above sea level) in the province of Cuneo, in the Maritime Alps. The town is located on the border with France and is connected to the Ligurian Riviera and the French Riviera via the international Colle di Tenda tunnel. The SS-20 Colle Tenda road and the railway cross the territory on the Cuneo-Ventimiglia route; It was precisely the presence of the railway line that allowed the area, at the beginning of the twentieth century, to become one of the first “ski resorts” in the Alps. The local economy today is based exclusively on winter tourism attracted by the Riserva Bianca ski area. The city of Cuneo is about 30 km away (30-40 minutes by car), Savona 125 km (about 2 hours by car), while Turin is 120 km from the property (90-120 minutes by car).
