The property was built in 1397, by the will of a benefactor and citizen of Lucignano, in order to serve as a Hospital and is located in the historical centre of the Tuscany municipality, with main entrance on Via Matteotti. The building presents an irregular layout and boasts three aboveground floors and a basement, internally connected between them via a staircase and two elevators. The building is made with a stone masonry load-bearing structure, wooden structure floors, exposed beams for the floors above ground and barrel and cross vaults in the basement. The roof is in a mixed structure of reinforced concrete and bricks; on the rear elevation there are two terraces with panoramic views of the Valdichiana. The building, currently vacant, upon verification, does not fall within the assets referred to in Article 10, par. 1 of Legislative Decree 42/2004 et seq. and is thus not subject to any restrictions. The current urban planning regulation allows for the change of intended use of the property, with residential and tourist-accommodation functions available.

The municipality of Lucignano (population 3,396) is located in the heart of the Tuscan countryside, about 28 km southwest of Arezzo (province to which it belongs), near the “Grosseto – Fano” highway and not far (about 11 km) from the “Monte Savino” and “Valdichiana” motorway exits along the “A-1” Milan-Naples highway, in an equidistant position from the cities of Siena (44 km) and Arezzo (28 km), the provincial capital. Lucignano is one of the most interesting historic centres in the area due to its elliptical layout and concentric streets. In the inhabited centre there are essential services; in the areas immediately outside the walls there are parking lots for public use, with easy access to the historic part of town.
