Luino is a town located on the east shore of Lake Maggiore not far from the border with Switzerland and the centre of Bellinzona and Lugano, with lakefront equipped with small marina. The railway connections ensure relations with the Gotthard, and, via Gallarate, with Milan, Novara, Ventimiglia. The main urban centres of Locarno, Verbania and Stresa can be easily reached by boat. The highways connect with Varese, Milan, Genoa, Como. Luino station was born in the first decades of the Twentieth Century as an international station with a railway yard where goods were sorted. The future destination of the area could be linked to the tourist vocation of Luino, but also to services for citizens. In August 2019, a Memorandum of Understanding was signed for the drafting of a Masterplan and the construction of a Smart Border interchange parking, in addition to the enhancement of the historic passenger building. The municipality of Luino also aims at the relocation of higher education institutions that could benefit from accessibility to public transport.

The property is situated in the municipality of Luino (14,833 inhabitants), in the Province of Varese (890,234) on the shores of Lake Maggiore, 6 km from the border with Switzerland. A renowned tourist area, the town has good links to the road and rail networks. The international railway station connects the Italian and Swiss rail networks, linking the town to Lugano and Bellinzona. The station is also served by the Trenord rail network, which links it to Milan, Varese and Como.
