The complex has been recently used to offer some services of the Local Health Authority ASL no. 9; nevertheless it has been unused for some time and is awaiting a new intended use. The property is divided into a main building, with an area in front of it once used as a garden, and two secondary buildings. The main building is spread over three levels: ground, first and second floors. The ground floor housed some services of the ASL no. 9 (Pharmaceutical Service and Social Health District), and others of a nursing home (gym, chapel, kitchen, etc.). The first (mezzanine) and second floors housed other spaces reserved for the nursing home. The second building, accessible from the main square, is a small building on three levels, and housed service rooms, technical rooms and warehouses. The third building, which develops on one level, can be accessed directly from via San Francesco, and was used as a day centre before being abandoned. The buildings have a load-bearing masonry structure and roofs generally with sloping pitches with a wooden structure and a surface layer of brick tiles.

The property is located in the historic centre of Massa Marittima (population 8,483), in the province of Grosseto, in the Tuscany Region, and is the main centre of the Grosseto Metalliferous Hills area. The property is located on the highest hill of the village, in the area between the so-called Old Town (“Cittavecchia”) and the New Town (“Cittanova”), near the ancient walls. The urban surroundings are characterized by the presence of buildings of important historical and monumental value and by historic buildings mainly for residential use. There are no buildings exclusively dedicated to tertiary use and therefore the offices available are generally located in buildings for mixed use. Massa Marittima enjoys good accessibility with respect to road connections: it is about 15 km from State Road SS1 Aurelia, which in turn connects to the A12 motorway near Rosignano Marittimo. The provincial capital Grosseto is about 50 km away (45 minutes by car), while the town of Follonica and the sea are 20 km away (20-25 minutes by car). The cities of Florence, Rome and Pisa are respectively 120, 270 and 125 km away from the property. The Galileo Galilei international airport of Pisa (11th Italian airport for passenger traffic in 2022) is located 127 km from the area (90 minutes by car).
