The property is mainly comprised of one building on a single level, originally used to stock hay, boasting the typical characteristics of a structure built in the first half of the 20th Century for production purposes; the assets presents various openings (metallic shutters and windows) on its long sides (about 45 m) and a raised-arch roof with French gutter tiles. The bearing structure is made of masonry, with clay/cement floor slabs and panelling, ceramic flooring and a plaster-like external finish.

The building, surrounded by a 4,500 sqm courtyard, can be accessed via a double-doorway iron gate located onto the municipal road. The Municipality’s guidelines provide for uses in line with the surrounding environment: residential and partially commercial (City Council Resolution no. 43 of 04/04/2019).

The property is located in a semi-central area of Modena (population 184,791), Provincial Capital of the namesake Province in Emilia-Romagna Region. The city is located 40 km North-West of Bologna, along the Via Emilia and the A1 motorway (Milan-Bologna-Rome), occupying a territory of about 184 sqkm. Modena’s Province is located in the very centre of Emilia-Romagna, with a population of more than 700,000 inhabitants (the second in the Region after Bologna’s Metropolitan City with more than 1 million inhabitants). The area is well developed along the main roads, be them highways or railways. The motorway exit “Modena Sud” of A1 highway is 11 km away from the property (15 minutes by car), while Bologna’s “Guglielmo Marconi” International Airport (7th most important Italian airport in 2022, with 7.9 million passengers) is only 40 km away from the area (40 minutes by car).
