Except for government uses, the entire estate has a tourist accomodation intended use, with the possibility to host events of high cultural value, for example connected to scientific and/or environmental research and educational initiatives, and especially in relation with the historical and natural context. The touristic-cultural enhancement proposed model is related to sustainable tourism, discover of the territory and conservation of the landscape, possibly maintaining a public service, like, in the case of lighthouses, keeping the beacon active by the Ministry of Defence.

On the date of publication of the tender notice the estate was apparently not declared of historic-artistic interest and therefore not subject to restrictions pursuant to Legislative Decree 42/2004 and subsequent amendments and additions. Should that be confirmed, the estate, being over 70 years old, shall be subject to the verification of cultural importance according to the procedures laid down in the same decree. The Ministry of Defence has started the process to authorize the licence to use the lighthouse pursuant to article 57 bis of the Legislative Decree 42/2004.

The lighthouse of Punta Stilo is located on a hill overlooking the coast road, a short distance from the village of Monasterace, on the Ionian Sea. Built in the late 19th century, it consists of a black and white striped octagonal tower, adjacent to the short side of a rectangular one-storey building that in former times, before the definitive automation of the beacon, hosted the accommodations for the keepers. The complex also includes some appurtenant buildings with ancillary functions. The beacon is still active, being a public service maintained and managed by the Ministry of Defence/MARIFARI.

Monasterace is a town in Calabria, located in the northern part of the province of Reggio Calabria, on the Ionian coast at about 60 km from Catanzaro. It is at the north end of the area called Locride, on the border with the province of Catanzaro. It consists of two parts: Monasterace Marina, on the sea, and Monasterace Superiore, on a hill. In the seaside area there are the remains of the ancient Kaulon, thriving colony of Magna Graecia, while the upper part is a small medieval village where it is possible to admire some of the most important works of architecture in Calabria. In the locality of Punta Stilo, also called Capo Stilo, are the homonymous lighthouse and the archaeological remains of Kaulon.
