Former signalman's house built in the early 1900s, located in an agricultural area of the municipality of Montescaglioso, in the province of Matera. The building, which is laid out over two floors, used to be located along the railway section of the Calabrian-Lucana line, decommissioned in 1963, and is in poor maintenance conditions. The building will be redeveloped through a multi-year State leasing licence, without being sold.
The property is located at the foot of the town of Montescaglioso, in the Bradano plain, a farmland with wheat fields and olive trees included in the Natural and Historical-Archaeological Regional Park of the Rock Churches of Matera. The building has a rectangular layout and boasts two floors measuring 80 sqm each. The property is made with a load-bearing masonry structure of calcarenite blocks. The sloping, double pitched roof covers intermediate floors with metal framework and brick blocks, and the opaque building envelopes are plastered both internally and externally. Some windows are walled up, while the fixtures, where present, are made of wood. Some adjacencies can be found around the property, such as a 6-sqm oven and a small warehouse. The property has no systems and is in poor maintenance conditions. The asset also includes an external area of about 1,800 sqm.
The property is located in an extra-urban area, 8 km south of the town of Montescaglioso (population 9,247), in a purely agricultural-rural context; the area is about 12 km from the provincial capital of Matera. The asset can be reached from the nearby town of Montescaglioso via the Messapica Provincial Road and from the city of Matera via the former State Road n. 175, being located at the crossroad of these two roads. The property is inserted in the suggestive rural context of the municipality of Montescaglioso, which in turn is located near the Natural and Historical-Archaeological Regional Park of the Rock Churches of Matera. The location, therefore, is perfect for the redevelopment of a networked system of assets, within a landscape with a high symbolic and identity value with the potential for an economic development, too.
