The area extends over approximately 20,000 sqm, plus primary infrastructure works. The Masterplan, developed by the State Property Agency as a single project for the entire urban sector, encompasses a total gross area of 19,000 sqm for university residences and complementary purposes. The area, near which important public functions are already established (Prefecture, Police Headquarters, Province Hall), will be the terminus of the extension of the Milan metro line M5-purple, which will allow direct connection with the Lombard capital.

The intervention therefore represents a strategic piece for the development of the city and for the growth of the Lombard university ecosystem.

This public-private partnership initiative pursuant to art. 193 of the Public Contracts Code, aimed at the construction of a new student housing complex on Via Grigna in Monza, on state-owned land, is part of a broader process of urban enhancement and regeneration. The main purpose of the project is university housing, complemented by ancillary services such as cafeterias, study spaces, sports facilities, and collective functions. Complementary uses may be added to these: food service establishments, local retail shops, tertiary and office functions, and tourism and accommodation services.

The site is currently occupied by a wooded area whose transformation will take place in compliance with environmental regulations, including compensation procedures. The administrative process includes a market notice (art. 193, c16 of the Public Contracts Code) to attract operators interested in the design, construction, and management of the project. The operation is in line with the strategies of the Municipality of Monza. Specifically, about six hundred beds will need to be provided (also to be offered on the market at capped prices) in sustainable buildings with high technological content (renewable sources, EWC, sustainable drainage, draining/thermoreflective materials, low emission impact, ESG).

The Institutional Hub on via Grigna in Monza is in a strategic area northwest of the historic centre. This district hosts some important administrative offices: the Province of Monza and Brianza, the Prefecture, and the Police Headquarters, establishing itself as the bureaucratic heart of the city. The area is served by the State Road SS36 (Viale Lombardia), the main route connecting Monza to Milan and Lecco/Sondrio. It is easily accessible from the North Ring Road (A52) and the East Ring Road (A51). The area is served by urban and suburban bus lines (e.g., z206, z221) managed by Autoguidovie. The future terminus of the M5 line is planned, while Monza’s railway station is about 3-4 km away (approximately 10-15 minutes by car or bus). Monza Cathedral and the historic centre are about 2.5 km away. The Royal Villa and Monza Park are about 2 km away. Milan Linate Airport is about 20 km away, while Malpensa and Orio al Serio are about 45-50 km away.
