The property, former military barracks Caserma Romagnoli, is located in the Municipality of Padua, in the west quadrant of the city, in a semisuburban area. The complex, which covers a surface of 150,485 m², was built in the 1940s and currently consists of 42 buildings, with several destinations, used by the disused barracks for a total surface of 19,016 m² of GFA. The area is part of the consolidated city and is suitable for direct reconversion projects of urbanised areas, consistent with other redevelopment projects aiming at improving both urban and territorial quality. In order to develop the area, an amendment to the town planning has been approved, thus changing the area’s intended use (Special residential Area S5). 75,000 m3 have been dedicated to the construction of new buildings. The project, to be approved through an Urban Implementation Plan, allows the construction of residential, tourist-accommodation, commercial or office buildings.

The complex, former military barracks Caserma Romagnoli, is located in the outskirts of the Municipality of Padua (211,210 inhabitants), capital of the province (928,296 inhabitants), the 3rd municipality of the Veneto region in terms of residents. The property occupies a whole block between Via Chiesanuova and Via Giovanni Michelotti, on the SS 11. It is 2.5 km away as the crow flies from one of the gates of the medieval city. The area that hosts the property is called Brentella-Valsugan and includes Brusegana, Cave, Chiesanuova, Sant’Ignazio, Montà, Ponterotto, Sacro cuore and Altichiero. The surrounding urban context is mainly mixed-residential, with excellent vehicular accessibility ensured by both the local road network and SR 47. It is also well served by public means of transport thanks to 2 bus lines.
