The redevelopment area, consisting of a large polygonal-shaped square, between the railway line and Via Sampolo, and with car access from Piazza Carlo Giachery, covers a surface of 27,900 m², and includes factory buildings for various uses with a covered surface of 2,213 m². Located close to the city’s fruit and vegetable market, less than a kilometre from the Mediterraneo fair complex, near the port and the shipyards, the mid to high socio-economic level area consists of mainly residential 5-8 storey buildings, with ground floor shops. It could be redeveloped with the construction of commercial, logistical and exhibition buildings. This is an area in the SEZ zone with preferential taxation and simplified authorization process.

The redevelopment area is located in a semi-central area of Palermo (678,492 inhabitants), which is the capital of the province (1.276,525 inhabitants) and of the region (5,092,080) and is the fifth largest city in Italy, and second in Southern Italy, in terms of residents. The city’s millenary history dates back to its founding as a Phoenician city-port between the VII and VI centuries BC, and it has had a fundamental role in the history of the Mediterranean and Italy. The complex is located close to the city’s industrial hub and its port and Fincantieri shipyards, a short distance from the Mediterraneo fair complex. Access to the area is provided by two major roads, the coast road Via Messina Marina-Crispi, Montepellegrino and Viale Regione Siciliana, which also link the Palermo Catania motorway (A-19) and the Palermo Trapani motorway (A-29) and certain cross streets, such as via Notarbartolo. The area, only 3 km from the city centre, boasts good public transport links with bus and metropolitan rail stops inside the area.
