The property is part of an area that was formerly occupied by Officine Meccaniche Reggiane (mechanical industries), now the object of a wide urban regeneration. The intervention on this area is at the core of a strategic development plan for the northern area of the city that encompasses industrial parks, an high speed station, commercial areas, an area for large events and territorial infrastructures at their service. The area is already included in the Municipal Urban Planning.
The area is ready to receive project proposals for different use classifications. STU Reggiane and the Public Administration (Municipality of Reggio Emilia) are the actors to be involved.
The redevelopment of the area carried out by STU Reggiane has been co-financed by the Emilia-Romagna Region, the Ministry of Infrasstructure and Transport and the companies that now occupy some of the renovated spaces.
The innovation park has been extended thanks to a specific tender for that area (“Progetto Bando Periferie Reggiane/SantaCroce”) co-financed by the Presidency of the Council of Ministers.

Area for new investments (130,000 sq.m)

The investments to be realised in the area are mainly divided into: 

– up to 80,000 sq.m. for different types of investments (offices, residential, industrial and logistic activities, etc.)

– 19,500 sq.m: parking;

– 40,000 sq.m: green spaces.

The area includes existing buildings of 70,400 sq.m.

 

Area already renovated (125,000 sq.m.)

Regeneration of about 40% of the area includes: former industrial facilities 19 and 18, that have already been redeveloped creating 13,000 sq.m of spaces for the Reggio Emilia Technopole (2013) with university laboratories and research centres for technology transfer and for several innovative companies, sector leader at international level (2018); the redevelopment of the former industrial facilities 17 and 15 which will host offices, research laboratories, innovative companies and cultural and creative activities, but also student hubs; the completion of infrastructures for the whole area are ongoing, such as squares, public spaces, new cycle-pedestrian crossing and underpasses, new road axes in order to further improve integrated strategic accessibility.

The regeneration works have a high architectural value by combining elements dating back to the origins of the former factory and brand new structures with innovative, intelligent and ecological solutions.

 

The south side of the “Innovation Park” is connected with the historic center of Reggio Emilia through cycle-pedestrian crossings and underpasses of the central railway station; to the east, the area borders directly with Campovolo Arena, venue hosting international outdoor performances close to a small airport; to the north, the neighborhood is connected to the north ring road, beyond which there are the stadium, the shopping centers area, the A1 Milan-Bologna highway and the high-speed railway station; to the west, the area is connected to the “Loris Malaguzzi International Center” aimed to spread the Reggio Emilia Approach to innovation, education and culture, and to the square and parking lot in Piazzale Europa and the intermodal mobility center.
