Pavia – Via Rismondo​

The compound is in the northern part of Pavia and consists of a large area of more than 80.000 sqm with different buildings. The Municipality has started a regeneration process of abandoned areas with the aim to establish synergies with health services and facilities (General Hospital) and universities at national and international levels. With regard to the town planning, the area is included in the sub-zone AD2a of zone “Necchi and Scalo F.S.” and contains following quantitative parameters for development: 0,4 sqm/sqm + 0,12 sqm/sqm.
The preparation of a notice for the writing of a master plan is underway, as well as talks with the owners of the neighbouring property for possible coordinate actions. In the area there is the new railway station of Pavia Nord.

The compound consists mainly of a wide area with sets of tracks of the former freight yard and characterized by a few multi-storey buildings with different intended uses (electrical substation, apartments, storage rooms, sentry boxes); then, subordinately, it consists of paved manoeuvring areas, storage areas, uncultivated green areas, and some public car parks (temporarily used by the Municipality of Pavia).  The area is delimited to the south-east, on the main front, by the public street Via Francesco Rismondo with vacant apartments; to the south-west by a car park used by the Municipality/Asst Pavia; to the north-east by the areas of the former Dopolavoro Ferroviario and by the former electrical substation; to the west by a long green area adjacent to the railway involved in the quadrupling of the stretch Milan-Pavia, and by the planned connections to the adjacent district of health (San Matteo General Hospital) and knowledge (University of Pavia).

The former Necchi’s part has already started its transformation procedure by submitting a project proposal by the Municipality.

The compound is in the municipality of Pavia, in Via Francesco Rismondo 10/12, in a semi-central area, not far from the old town where the urban fabric is dense, with multi-storey residential buildings, some of which are used as offices and shops, or by the universities and colleges. To the east there is a large green area, the Vernavola park. The area is well connected by public transport and there are shops and accommodation facilities, as well as public car parks.

Information not available, as an implementation plan, and consequently a detailed architectural project, have not yet been prepared.
