The property, with an office destination, is articulated on six floors above the ground, with a large parking area, property of the Italian Post Offices, but currently in public use to the Municipality of Pescara with an agreement. The property is currently rented to public institutions (Region of Abruzzo, Province of Pescara, Municipality of Pescara) and a school (Artistic and Musical). Some classrooms of the second and third floors are free thanks to the provincial office reduction program. The property was built in the 80s (1986) and over time restoration interventions were realized so the general state of the building is good structure wise, whereas the implants and details are insufficient or mediocre in terms of maintenance. The current general regulation plan includes the property in “Zona F3 – Equipment and public services of urban – territorial interest” disciplined by article 52 NTA, with the following uses permitted: schools, religious, administrative, cultural, health and assistance, commercial (public markets), sports and recreational. There are no limits on the building. In its current state there are no procedures of urban transformation in the area mentioned.

The property is inserted in the partially central area of Pescara (119,217 inhabitants), chief administrative centre of the Province with the same name (319,388 inhabitants), in an urban context with mixed use, residential, offices and business, 10 minutes from the historical centre of the city (Corso Umberto I e da Corso Vittorio Emanuele II). Very close it is possible to find the Civil Hospital of Santo Spirito. The zone presents an excellent accessibility guaranteed by the high velocity road of Pescara, by the roads SS-602 and SS-16 bis and by the highway intersection Chieti Pescara. The railway station, that guarantees connections with the cities of Milan, Turin, Bari, Ancona and Lecce, and smaller cities in the Region of Abruzzo, is reachable by foot (300 metres). The highway exit “Chieti Ovest – Pescara” of highway A-14 (Adriatica), that allows the entrance to “A-25” (Torano-Pescara) and “A-24” (Rome-L’Aquila), is 11 km from the zone, while the international airport of Pescara (670,000 passengers in 2017) is 16 km away.
