The redevelopment areas divided in various lots, are within the perimeter of the city’s railway station. FS Sistemi Urbani presented a preliminary project fort the construction of private buildings on non-essential railway land around Pisa station for residential, accommodation, tertiary and commercial use and public green areas. The total surface extends over 98,500 m², for the construction of 30,000 m², divided as follows: 24,300 m² residential, 3,000 m² commercial-tertiary-accommodation, 1,200 m² commercial-sport use and 1,500 m² for multi-storey parking. One lot, called S. Giusto-S. Marco, has already received planning approval for about 8,000 m² of gross usable surface.

The redevelopment project is located in a suburban area of Pisa (89,523 inhabitants), one of the most visited tourist destinations in Italy, capital of the province (421,816 inhabitants), and the sixth largest city in Tuscany (3,752,654 inhabitants), in terms of residents. The areas are close to the railway station, about 2.2 km from Piazza del Duomo and 1.8 km from the Galileo Galilei international airport, which is the tenth Italian airport in terms of number of passengers (4,800,000 in 2015). Excellent car access is provided by the nearby Firenze-Pisa-Livorno highway, 2 km away, and the Pisa-centro exit of the A-12 motorway (Genova-Livorno), 7 km from the redevelopment area.
