The property consists of the former “Il Calambrone” hospital located along the Pisan coast. The Calambrone building was mostly built in the 1930s like many of the large building complexes intended for use as public and corporate summer camps and was developed, after the war, also to host various health facilities. The Hospital Centre, called “Istituto Cure Marine di Tirrenia V. Putti”, built in the 1960s and transformed, following the acquisition of the assets of Pisa’s Local Health Unit, into the current hospital in the 1970s, is located in an area close of the sea and has a decidedly linear and austere architectural configuration in which there are no decorative elements of particular value.
The building, built entirely in reinforced concrete, is divided into three interconnected parts, and is spread over three floors above ground, for a total gross area of 4,830 sqm distributed as follows: 1,820 sqm on the ground floor, 1,560 sqm on the mezzanine floor, and 1,450 sqm on the first floor; the height of each floor is 3.20 meters, with the exception of a portion on the ground floor, which has a lower height. The property includes some technical rooms, located near the southern border of the hospital complex.

The real estate complex, a former health facility, is located about 20 km from the centre of Pisa (population 89,002), capital of the province of the same name (population 417,041), in the suburban area of Tirrenia, a seaside tourist resort, south of the capital. In the second half of the 1900s, with the slow disposal of the colonies, the area, which was sparsely populated, faced an overall decline, but since the beginning of the 2000s, town-planning choices have brought new development to the area. Its proximity to the mouth of the Scolmatore and Calambrone rivers, the industrial area of Stagno and the port of Leghorn, do not represent a criticality for the tourist settlement. The Pisa Centrale railway station, which guarantees connections with the cities of Florence, Grosseto, Leghorn and Lucca, and the Pisa International Airport (11th Italian airport for passenger traffic in 2022), are both about 18 km away from the property (25-30 minutes by car).
