The property, of great historical and architectural value, was built in 1780 by Verona architect Ignazio Pellegrini and, due to its artistic value, its historical characteristics and public interest, it has been subject to a restrictive historical and artistic clause of the Italian Department of Architectural Heritage and Landscapes ever since the end of the 40s. The building presents a rectangular layout with a narrower façade along the Arno river (Lungarno Galilei), where a side entrance can be found, while the main entrance is located on Via San Martino, 100, where the bank branch used to be. The longer façade, positioned in Via Franceschi, boasts two entrances: on number 4 for the rented apartments and on number 8 for the former service accommodations. Moreover, there is one additional driveway on Lungarno Galilei, which was used for the loading/unloading of goods. The property is laid out onto five aboveground floors, plus a small roof void, and boasts 4 staircases. The ground floor is completely occupied by the baking institution, with its offices, security rooms, uncovered lightwells, loading/unloading areas, technological installations and the condominium’s common spaces related to both the rented apartments and the service ones. The first floor used to host the bank’s administration offices and tellers, the public hall, the management offices and the library. The second floor, on the other hand, hosted the after-work activities centre, the trade union offices, the former Italian military police barracks, the archive and the control room. The third floor is completely occupied by service accommodations, the former Italian military police barracks and the bank’s archive. The fourth floor hosts three apartments for rent, one service accommodation, the attics appurtenant to each apartment, one roof-space, the bank’s archives and the main technological installations. The roof void is composed by one of the apartment’s mezzanine floor and by the plant rooms.

The building, a former branch of Banca d’Italia, is located in the city centre of Pisa, a Provincial Capital of Tuscany. The large-sized building is located in the plot delimited by Lungarno Galilei, Via San Martino, Via Franceschi and Via del Moro, in the immediate vicinity of Palazzo Gambacorti (where the Town Hall is), the Church of Santo Sepolcro (12th century) and Piazza della Pera, an extremely lively area from a commercial and institutional point of view. By crossing the Ponte di Mezzo or the Ponte della Fortezza, the following buildings can be reached easily from the property: important institutional bodies such as Pisa’s University, the Italian military police Provincial Command, the Police Headquarters, the Court House, the Prefecture and some of the main historical and cultural POIs such as the National Museum of San Matteo, the Palazzo della Carovana in the Knight’s Square and the medieval Church of Saint Michael in Borgo. The area is extremely well-connected via the public transport network, with bus lines 2, 4, 5 and 14 stopping right in front of the property, on Lungarno Galilei. The “Pisa Centrale” railway station is 700 m from the property (10 minutes on foot) and connects the city with Florence, Livorno, Turin, Milan, Rome, Grosseto and La Spezia, as well as with the international airport “Galileo Galilei” (4 km away, 6 minutes by car) via the so-called “Pisa mover” train. The State Street SS1 (Via Aurelia), one of Italy’s main roads that connects Rome with France along the Tyrrhenian coast is 2 km away from the property and allows for a quick entrance onto the Florence-Pisa-Livorno freeway, one of the most important roads in Tuscany.
