Filicaia Villa is a luxurious abode built in the 500s and is situated in a dominant position on an impressive terrace on the slopes of Mount Spazzavento, on the outskirts of Prato. Until a few years ago, it was used as a clinic and as a nursing home for the elderly. It has an “L”-shaped layout with three floors above ground, as well as an attic and a basement. The building has a bearing structure made of stone with wooden rooves, with coverings in wood and brick, and is currently in good structural conditions, but the finishes and all the wiring have to be restored if it is to be used as high quality tourist accommodation as stipulated by the current urban redevelopment plan. On the ground floor, the reception rooms still have affrescoed murals, while the upper floors have more simple finishes. The villa is surrounded by a splendid garden, enriched by Poseidon’s Cave, a monumental nymphaeum with a great decorated entrance.

The estate is located in the suburban area of Prato (pop. 191,159), second city of Tuscany (pop. 3.744,398) and third of central Italy for its resident population, placed on the slopes of Mount Spazzavento, 3,6 km from the historic city centre (Piazza Duomo). The municipality is famous for presence of one of the most important districts for textile industry in Italy, in a territory rich in art and culture (Pecci’s centre of contemporary art, the Emperor’s Castle and the Poggio’s Medicea Villa in Caiano, etc.). The property is located in the north of the city, in a scarcely populated area, on the slopes of the hills that surround the town. Its entrance is on Via dei Fratelli Cervi, an important street that passes around the city centre, from north-east to south, intersecting the A-11 Motorway (Florence-Mare), with the “Prato Ovest” toll-booth 7,6 km from the estate. The “Prato Centrale” railway station guarantees connections with the cities of Florence, Bologna, Pistoia, Viareggio, Arezzo and Lucca, and is 3,7 km away. The Tyrrhenian coast is 92 km and can be reached with the Motorway. Florence is 25 km away, Pisa is 75 km, Lucca 60 km and Livorno is 103 km. The closest airport is Florence, which is 20 km from the city (with 2,5 million passengers in 2016), while the one in Pisa is 78 km away (with 5 million passengers in 2016).
