The area is located in a strategic position, near other industrial centres, and can exploit the synergies with the production infrastructures of the territory. The land is located outside the urban area ofStuffione, but close to the main services. The urbanization works of the area have already been completed and tested. The permitted destinations are: industrial, manufacturing, commercial (including wholesale trade), management, with the exception of unhealthy activities, classified in the first class, pursuant to the Ministerial Decree of 05/09/1994.

The area is located in the municipality of Ravarino (population 63,307), in the province of Modena, in the Stuffione area, along the SS-568 of Crevalcore, in an agricultural area. The land is in a central position with respect to other industrial districts: Biomedical in the northern area ofthe province; Automotive (Ducati, Lamborghini, Ferrari and Maserati); textile district of Carpi. Furthermore, industrial and production facilities of international importance can be found within a 3 km radius: Conserve Italia, Gruppo Fini-Conserve della Nonna, Monclair, CP Company and T.Erre, with a manufacturing supply chain that can support production. The cities of Modena and Bologna are approximately 25 and 40 km from the area (30-50 minutes by car) respectively. The “Modena sud” exit on the A-1 motorway (Bologna-Milan) and the “Campogalliano” exit on the A-22 motorway (Brennero) are approximately 30 km away (25-35 minutes by car).
